An apartment developer is offering a home in a swanky new residential tower for a home seeker who can pass a toy-related test - but they will need plenty of luck.

The $550,000 apartment in the Paramount on Parkes development in Parramatta will be given away to the person who guesses the closest number of toy bricks contained in a replica of the tower.

The replica built by Cade Franklin, who was crowned the 2019 winner of LEGO Masters, will be on display at Parramatta Eels home games this season.

The real-life Paramount on Parkes development will be made up of 366 apartments and ground floor retail outlets.

Property developer Aland, the major jersey sponsor of the Parramatta Eels, will launch the competition this weekend when the Eels play the Sharks at Bankwest Stadium on Saturday.

The model tower can be found inside Bankwest Stadium at Gate B. It will be on display all year and supporters will be able to enter at Eels home games in 2021.

Entry forms are accessible by a QR code and there is a limit of one entry per person.

Aland sales director Mark Bernberg said the development would be in the "geographic heart of Sydney".

"This competition is a unique opportunity for one lucky person to own their own dream home in the booming Parramatta precinct," he said.

Whoever enters the competition will face long odds. The winner of the guessing competition will be invited to attend Aland's Paramount on Parkes display centre in September to select one key from a barrel of 250.

If they select the correct key, they win a one-bedroom apartment worth $550,000, along with a $20,000 appliances package.

Aland has been the major sponsor of the Parramatta Eels since 2017. They will be giving away Eels merchandise to the runner up.
